Wexford Subdivision, LLC and Southern Development Homes (the “Company”) takes protecting your privacy very seriously.  To ensure that your personal information is secure we have implemented a series of safeguards.  This Privacy Policy covers the collection, use, and disclosure of personal information that may be collected by the Company through the course of your interaction with us, such as when you visit this Site and all sites of the Company (collectively referred to as the “Site”), call to speak with an associate, file a lease application, or apply for a job with our company.  Please take a moment to read the following, which explains what kind of information is collected, how it is used, to whom it is disclosed, and the measures we take to protect your privacy. 

By providing personal information to us, you indicate your consent to this Privacy Policy.  This Policy may be modified from time to time.  Whenever it is modified in a material way, a notice will be posted on the Site along with the new policy.  The new policy will be effective from the date of posting on the Site.

We intend to implement this Privacy Policy in a manner consistent with applicable employment and housing laws.  To the extent that such applicable employment and/or fair housing laws are in conflict with this Privacy Policy, we will act in accordance with such applicable employment and/or fair housing laws.

We collect, retain and use personal information because it helps us provide a superior level of customer service.  It also enables us to allow you convenient access to the products and services in which you are interested.  We may use your information for the following reasons: to process lease applications; to complete the leasing process; to process job applications; to contact you when necessary and in response to your inquiries, comments and suggestions; for the specific purpose for which it was volunteered; to track visitors' use of the Site for internal market research; to improve the Site and the services the Company promotes or provides through the Site or through other means; to customize the content and/or layout of our Site for each individual visitor; to complete any purchases or other transactions you may perform at the Site; to notify you about updates to our Sites or services; to notify you about promotions, special offers, surveys, etc., regarding products and services provided by us or our affiliates or partners; to be provided to third-party service providers on behalf of the Company; as required by law or regulation, or as requested by government authorities; in connection with an acquisition, merger, sale, financing, or other transfer of all or any portion of our business; and for our internal business purposes.

We do not rent or sell your personal information to third parties for any purpose.

Children's Privacy
We do not collect or maintain information on our Site from those we know to be under age 13.  No part of our Site is structured to attract anyone under 13 for marketing purposes.  By using our Site you represent that you are not under 13 years of age.  If we learn that information has been submitted to our Site by a child under the age of 13, we will attempt to delete the information as soon as possible.

Publicly Displayed Information is Public
If you choose to use the “Roommate Connection” bulletin board or chat room on our Site, you should be aware that any information you post is visible to other users of the Site.  Any personal information you submit can be read, collected, or used by other individuals to send you unsolicited messages.  Although we will monitor and track use of this feature, the Company is not responsible for the personal information you choose to post in these public forums.   The Company reserves the right to edit content posted on our Site.  Use must comply with all applicable local, state and federal rules, regulations, and laws.  Adult content is not permitted anywhere on our site.  Do not post content that is protected by any intellectual property rights without permission from the owner.
 
Testimonials
We post customer testimonials on our Site which may contain personally identifiable information.  Prior to posting any such testimonial, the Company obtains the customer’s consent to post his or her name as well as his or her testimonial.

Use of Email Features
You may not use the eBrochure feature of our Site to send spam, i.e., unsolicited commercial email.  To minimize the abuse of this eBrochure feature, we have implemented security features, which will make it difficult for computers to electronically use this feature to distribute spam via our Site.  We may monitor and track the use of this feature, but we will be under no obligation to monitor, track, or save emails sent using the “Email this Item to a Friend” feature of the Site. 

Links To Third-Party Web Sites
Our Site may offer links to other Web sites which may have privacy policies and practices different from ours. We cannot control and are not responsible for the privacy policies or practices or the content of any third-party Web sites.  We encourage you to learn about the applicable privacy policies of these sites.

Consent
By using this Site, you consent to our collection and use of personal information according to this Privacy Policy. The Company reserves the right, at its discretion, to change, modify, add or remove portions of this Privacy Policy from time to time. The amended Privacy Policy will be effective upon posting on the Site.  Your continued use of the Site and/or the services means that you agree to the revised Privacy Policy and our use of your Personal Information in accordance with the revised policy.

Email Consent and Opt Out
Your provision of Personal Information through our Site constitutes your affirmative consent that we may contact you by email to provide you with information and notices relating to the property where you reside and various services available to you at or through that property.

You may choose to opt out of receiving future promotional email messages from us.  Each mass promotional email sent by us contains a link with instructions on how to remove your email address from our mailing list. Please note that if you are a resident of a Management Services Corporation of Charlottesville community and you opt out of receiving promotional email from us, you will continue to receive personal email from us regarding operational issues surrounding your apartment, your Lease Agreement, and/or your community.

Non-U.S. Residents
If you do not reside in the U.S. and are visiting our Site, any personal information you provide to us may be transferred to and processed on computers in the U.S. and other countries.  Do not provide your Personal Information to us if you do not want this information to be transferred outside of the country in which you reside, or if the laws of that country restrict these types of transfers.
